Does anyone have a template they have successfully used when mailing to an off-market property owner? I don't want to reinvent the wheel here, and was hoping to stand on the shoulders of giants (smile).

I know the only person who can truly answer this is a structural engineer, but I want the opinion and experience of this group (see photo below). I won't know what the basement walls look like until I get to a showing, but do these external foundation cracks seem nominal - or do they scream: "run away right now?"  I welcome your feedback.

@Allyson Dohan Lets find some partners and take down 2005 Bull St together! Its a fully-rented 7-plex with asking price $2.3M. The 6mo DOM could provide some room to negotiate. We can keep it rented with SCAD students!

Loopnet's parent company is CoStar, a publicly-traded company that also owns brands such as Apartments.com, Homes.com, etc...whereas Crexi is a small/midsize company. I echo the other posters: write down the names of brokers that are posting deals that interest you. Also note that Loopnet and Crexi are often the channel of last resort; properties often have been circulated privately by brokers and are also on MLS.

That said, its another channel for deals, and you should monitor it.

Former Rochesterian here, and immediately recognized the Wilder building! Really great story that must have been scary as hell while going through it. Do you recognize a tax break by being in an Opportunity Zone? Will join the Fbook group.

This is literally the biggest missing feature. I want to be able to save a valuable post, and come back to it in the future. The only workaround is to bookmark tens of bookmarks in my browser and clutter it up.

I would REALLY vet your insurance number, as it seems crazy low. Get a real quote for the property from a broker. Vacancy at 0% is not realistic; at least set it to 5%. And you have $0 in fixed expenses, which is not real; add those numbers in.
