Franck: There is alot to unpack in this post. So much so that you might consider breaking it up into separate posts on each subject. That said: 

I stay away from townhomes due to the presence of HOAs; they can make decisions you are not party to which can materially effect your cash flow. Also, you should define if cash flow or appreciation are your goals, as that will dictate the area of Georgia you decide to invest in.

@Sam Chicquen Alpharetta resident here. I would be helpful if you could share your buy box with this thread. Your targets vary widely in neighborhood class, and your strategies would likely be different for each one.

Alpharetta is a considered an "A" neighborhood, so appreciation over cash flow is what you should expect here. 

If you are in real estate to create generational wealth, you absolutely care about this. 

@Brandon Lashmet I am pretty sure you are talking about 195 Bloss St based on the specs above (I looked at it too). My insurance quote came to $5100, which absolutely killed the cash flow (and my interest). The insurance premium is based on the square footage to rebuild the house today. Its a large house and the rebuild cost was estimated to be $896K.

I hope you can find a better rate, even if its not the same property. And as you can probably tell, I am also a Rochester investor, if you find something you want to partner on. I'm searching for 4-plex+ properties, but they are a rarity these days...

@Dustin Allen The floor vent trick is an excellent hack! Will be doing this from now on.

If you have a PM, make sure they do the install on behalf of the tenant. In other words, don't let the tenant install or remove it to remove risk of damaging the windows.

Look at the all the sources you see listed above, then look for convergence of that data. Do the data points cluster around a small rent range? If so, you can have confidence in setting your number. Ultimately, as Sebastian mentioned, the market will set your rent price but you have to be in the ballpark.
