I'm a firm believer that there will always be value. Some years it's going to be harder than others to find it though.

A common strategy used in investing is to dollar cost average into an asset. Instead of spending all your cash in one year, you spread it out over time. This makes price volatility less of a concern.

What's your liquidity need? Are you looking to invest the capital into a property for at least 7 years? Are you investing more for appreciation or more for cash flow?

Do you prefer to put the entire amount into one property or would you like to see it diversified across multiple properties?

It would be useful to understand their timeline. Do they have the funds to support an offer this week vs next month. For out of state investors having an inspection report or contractor walk the property is a major value add. Being able to provide that service or connect them to that service would expand your buyer pool. Finally, it would be useful to understand what other criteria they may have (financing or inspection contingencies).

I'm curious to know how wholesalers market the deals they find to buyers. After working with a few buyers, their capital dries up. Would love to know how others find new buyer leads.

Are you below, at, or above market rent? You could consider lowering rent to see if there are more leads. I would personally wait. November and December are really slow rental months because people are busy with the holidays.

@Jason Quero is it difficult to negotiate to become an equity share partner? 

Do you also only wholesale fix and flips? 

With regards to your other question. I can't comment specifically on fix and flips, but with the BRRRs that I do I actually find a good property manager and outsource the finding the contractors/overseeing work/etc to them. Not all, but some property managers do both traditional property manager work an have an in-house rehab/construction arm. I usually have to interview 5-10 property managers in an area before I find one that I like.

Hi Tim, it's great that you're getting started. What are you goals when it comes to real estate investing? Do you want it to be a passive investment or active investment? How much time and capital do you think you can spend on it?  Are you interested in holding for long periods of time or are you looking for flips?

I'm trying to democratize real estate investing. I think there is a large barrier to entry (high capital requirements, credit requirements, experience and time requirements, etc) that is preventing a lot of people from participating in real estate investing. My goal is to use fractional shares to tackle these barriers to entry and leverage technology to achieve it at scale.

I don't have experience with house hacking in the traditional sense, but I do own 4 small MFHs so maybe I can help answer some questions on that topic.
