Say this house is worth 200k ARV. 0 repairs needed. i want to flip this property.

they owe 100k on their mortgage, so i would use hard money to fund that and the seller would finance the other 100k....
Do i still buy it at 70% arv?

i havent done this for a while and i need to get used to the phone calls again.  When they call me im just getting simple information and setting an appointment right?

1. basic things about the house

2. their motivation

3. their equity

4. set appointment

What should i write about myself?  I was going to have some of my friends write testimonials about me as well, and was even going to write it for them.

What can i write though?

I used to have real estate Agent experience, but never bought a home
