To answer your question, yes, you acquire the property with cash (HML, Private $, Personal $).

That's how I started, and haven't looked back since.  I'm no longer using that strategy but I'm glad I did.

Check the forum search under Huntsville and you'll find positive reviews.  Try researching the 1% rule as well and you'll find that you're likely to find more 1% properties in Huntsville than California (which is also less landlord friendly).  I've heard good reviews about realtor John White.  He's on BP.  Good Luck.
