I'm in a similar situation in Palm Harbor as well Kim! I have an HOA min 90 day rental requirement and I'm looking to keep it full 10-11 months per year. In looking for traveling nurses, I'm told FurnishedFinder and Nestpick are helpful.

I'm considering SFR in Palm Harbor, FL to be STR. It is a 3/2 with pool. I am looking at all the national PMC (Vacasa, TurnKey, Evolve, etc.) but I would like to consider a local company with STR experience and high ratings. Any suggestions?

...for me being new to BP and this being my first posted question, I must say you folks are amazing and generous with your time. Thank you to all! I will go re-read each of your posts and learn all that I can before I proceed. Some of the suggestions mentioned (i.e. personal umbrella policy) I already have but I never thought of getting one for commercial use. As mentioned, the single member LLC is a passthrough so that eliminates the tax filing costs. LLC cost under $150 to establish here in Indiana so its not much work since I only intend to have 3-5 properties. Again, thank you for taking the time to share your wisdom and helping a "newbie" getting real estate smart!!

I currently have a single member LLC with a commercial property under long term lease. I am on the verge of purchasing my first vacation rental that I had planned on putting in the same LLC. However, my accountant suggests having either a separate LLC for all residential property or a new LLC for each individual property. He concern is to limit crossovers access to other property should a law suit occur. Thoughts?
