Although the numbers may tell you that Chico isn’t growing significantly, anyone who lives here will tell you otherwise. There is a big building boom right now....including a massive 270 acre “walkable” residential/commercial project lead by Sierra Nevada Brewing Company (search “meriam park chico”). The bacon wrapped Jalepenos and cupcake shops are coming......

I think I can speak for Dylan on this, since we have talked about this (Sorry Dylan!)    (-:

Dylan is a rehabber/flipper and is not excited about the cash flow in Chico (or pretty much anywhere in California). He and I are on the same page in terms of being focused on flipping in California, and using proceeds to fund higher cash flowing rentals out of state. California is a "cyclical" market in terms of appreciation, so your ROI is going to be much more dependent on appreciation, which is usually more risky. But, that being said, if you really want to have rentals in California, I do think Chico is a great market for this. There appears to be ALOT of population and business growth in the area. People and businesses are leaving the traffic and the high cost of living in the Bay Area and Sacramento to live here.

Hey David! I'm working on a wholesale deal up in Paradise (25 min from Chico), two houses on one lot, with monthly rent at 1% of purchase + repairs. Let me know if you are interested. I can also give you a rundown of those neighborhoods when I have a bit more time.

Good points. To give you a little more info, I am a flipper with one deal under my belt, looking to step up my lead generation to get my next house to flip (I need to update my profile).

My understanding is that some sellers really don't want lots of people walking through their house, so they don't want it listed on the MLS. But, now that I think about it, I have seen houses listed on the MLS with the caveat "house not available for walkthrough until offer is accepted" (or something like that). So, I guess that is what agents probably would suggest.

Has anyone considered sending out direct mail to agents as one part of the their marketing campaign to develop leads? (And send out multiple mailings, of course)

Example......

Messaging would be something like:

"Sell more homes! I buy houses from agents that they usually can't sell. All cash, all conditions, and maintaining seller privacy. Be a dual agent with me every time."

With the low number of pieces of mail, you could spend more to send out mailers that get opened (hand written envelopes, first class mail...etc.).
