There will be some interplay between the 121 exclusion for primary residences (lived and used 2 out of 5 years) so I would discuss with your tax advisor and evaluate your options based on your goals and intentions.

@Cory Carrigan if your CPA or tax professional is not real estate focused he/she just might not be familiar with certain aspects of the tax code.  Tax professionals are similar to attorneys and everyone has their niche and specialty.

You can’t use a traditional custodian (Vanguard, Merrill, Schwab, Pershing, Fidelity, Interactive Brokers, etc) to self-direct and invest in real estate and other alts.  There are specific rules you have to be aware of (prohibited transactions and disqualified persons) before you invest. I’ll message you.
