My name is Jeff in Bend Oregon. I recently read the book The Banker's Code. That book has me excited about finance and starting my own bank but I don't know a lot about private funding.

Will a private lender meet with me to tell me more about this? 

The book talks about setting up a permanent life insurance policy with the premiums going to the cash value as a vehicle to fund your bank and will grow tax free. Does anyone know about this?

I am looking for advise and info on investing in notes. I just read about such an idea and I'm curious. I'd like to talk with someone in Bend Oregon or Portland Oregon about this topic. I'd like to work with someone who does this for a living and then start my own business buying notes. I'll make time to come meet with you. Thank you for any replies. Jeff

Hi Chris thanks for the reply. I'm defiantly going to be looking in southern Oregon. I'm looking at going to a flight school in Phoenix so I'm looking at property down there too. I'll certainly be looking for financing and definitely the renovation loan? That something I'm not familiar with and I'll certainly need money for renovation to get started. Thanks hope to work with you in the future

Hey Ryan thanks for the reply. I sounds like Medford is pretty popular right now maybe not the market for me to find properties at a discount. Sounds like rents are decent but maybe finding a deal to cash flow might be a challenge. Thanks for the info and when I'm ever over there looking I'll look you up.

Rental market is very strong in Medford and the whole Rogue Valley. 3 bed 2 bath will get you anywhere from $900/mo (worst area, worst condition) up to $1500/mo.  I have a 3bd/1bth that gets $1000/mo (could be higher but there are extenuating circumstances), and a 3bd/2bth on a fairly busy road that gets $1200/mo. 

There are definitely good and bad areas to be looking at.  These are mostly pockets not broad strokes like "the entire west side".  Move a several streets in any direction and it's a totally different feel and market. 

As far as acquiring these properties, the market is a bit too strong.  Lots of competition, many investors willing to take a lower return just to get into a property.  Not to say there aren't any deals, there always are for those willing to look for them!  Your investing strategy and focus will dictate a lot of what, where, and how you can acquire properties.

Hey Chris good to hear from you. I will check out Warrenton. I like the coast we were just in Seaside last weekend. I was warmer there than Bend. Thanks for the reply I'll definitely be looking around central Oregon. See ya around man

Hi Kory thanks for the reply. I did send Kami an email. Since your in the Portland area I have a question. I was driving to Seaside last weekend through Hillsboro and saw a lot of construction and growth out by the airport along US-26 at Cornelius pass rd. What's going on out there is that a good place to be investing? I told Kami in the email I'm looking for a community in early stages of growth and getting single family or duplexes up to 4 plexes at a discount then adding value holding on to them for about 4-5 years and exchanging those for bigger complexes. Would the northwest side of Hillsboro meet this for what I'm looking for? I used to live in the Portland area (Vancouver) but I don't know the Portland real estate market anymore. Thanks Kory
