@Caleb Rigby, so I have  a couple of questions.  First, are you buying this property from the bank?  I am not really familiar with the Hooper market.  What is the average days on the market for this price range of a house?  The last question is I probably would not pursue the deal without seeing the inside of the property first.  On that size of a house you may have to spend $60-$80K in rehab to put it in excellent condition and be worth $370k+.  If that is the case your numbers don't work.  In my opinion, if you have a really short time frame and can't get all the info you need I would want a much bigger spread on the property.  If it were up to me I would pass on the deal or get more time so you can complete your due diligence.

I am looking for a Title Company that will do Contract for Deed in Idaho. More specifically, a Contract for Deed where the underlying loan may be FHA or VA. I have closed a significant amount of deals all throughout Idaho and can bring a lot of business to the Title Company that can close these type of deals. I have an attorney that will do all of the paper work. It has already been approved for Idaho law. I have a long term escrow service that can hold the deed and collect payments or I can use a local company. I just need a Title Company that will insure the transaction. Does anyone have a Title Company that will insure a wrap? Any suggestions would be much appreciated!

@Douglas Larson, yes we did have a pretty big turnout!  Unfortunately, Andy had a death in his family the day before and was unable to make it.  I am hopeful we will be able to reschedule in the future.

Wanted to let you know about an incredible opportunity this Tuesday, November 22nd. The Utah REIA is conducting an interview with Andy McFarland! If you don't know about Andy he is probably the biggest wholesaler in the state of Utah. He works in 3 different states, has a number of employees and did over 160 deals in 2015. He is the real deal!
