Today, I'm trying to figure it all out. I guess my first step needs to be finding a lender or investor who has the credit to secure the financing. I can put down the down payment. I am reaching out to everyone to seek advice. Maybe there are a few of you out there that has gone through the motions and have the experience securing financing. I am open to all suggestions. They only suggestions that lacks credibility are the comments without information. For example: "there are hard money lenders". Hey that is great! But the more information you can provide, the more credibility you comment has. Otherwise, the comment is worthless. We are all on this site to learn from each other. Its like me saying, I purchase this awesome 85" HDTV for $500. Wouldn't you want to know WHERE I purchased it so you can purchase one as well? That is the information that I am looking for.

I appreciate all the information EVERYONE can provide.

Seeking advice -- I have $50,000 in cash to invest into buying a property, but I don't have any credit. What would you do?

I have taken many of your advices. I have re-enrolled to get my Broker license back. The bad news. I have to take all the classes all over again -- ugh! That is the first step in my career change. The second step is trying to figure out how am I going to purchase an investment property with ZERO credit. I have come across two properties, but had no where to go..........yeah, I could have wholesaled them. I did speak to one investor. He offered me $250. I said, NOPE. He told me to Fuc$ off. I could not believe his attitude. Are all investors like him? I also located a house approaching pre-foreclosure. He said, "I'll give you $150 for the information". I said nope. I will not tell you what he said. 

So here I am losing opportunities because of the lack of credit to purchase an investment property to flip. Any recommendations?

My wife, divorce, medical expenses has destroyed my credit. My credit was 850. Now I have re-establish my credit all over. How do I purchase an investment property with zero credit? Is it possible?

@Heather DeGeorge I'd be interested in having coffee with you to pick your brain. Since I let my license lapse, I have to go through the formal education all over again. I signed up for a two week crash course.

Hello ALL,

I located this website by performing a Google search on Fortunebuilders.com to get the low down on the company. I just read about the $20,000 pitch for a coaching program. I went to one of the 1 Day Seminars in Chicago (July 7, 2016). I knew their pitch was too good to be true. 

I am glad came across BP. I am hoping I can learn how to flip homes and gain knowledge from all the experienced REI. I carried my Real Estate license in ILLINOIS back in 2002, I think! I may be off a year.

I'm trying my hand at real estate investing. Where should I start? Do I go back to get my license or forget about it. I am a slumlord right now. I have been screwed twice by my last two tenants, who collectively has costed me $27,000 -- that is another conversation for another day.

Where should I begin? I am educated. I hold an MBA. I understand business and finances, but I have had my share of bad luck and poor investments, resulting in poor credit. How do I purchase properties with bad credit?

Any insight would be greatly appreciated,
