Post: Applicants having a friend pretend to be their landlord for reference

Facebook, don't even get me started on that one! I always check it for the name of the potential tennant and I can't tell you how many times it has saved me from even showing them the place!

I look them up and many times I find multipal posts of drinking and partying or other things I don't want going on in my place. And these are supposed to be adults....

It takes me twice as long to place a tenant in one of my homes but the chances are that tennant will be a better quality and live there much longer with no problems. My rental neighbors really appreciate the fact that I would not rent to someone I would not want living next door to me.

I have been doing the same thing as Rob K, I always call the prospective landlord saying I'm calling them as a reference and nine times out of ten if its not the real landlord they get tripped up. Some other things to ask are, when did they buy the home and what did they pay for it, because you are interested buying a rental home in the area. That info can be looked up on zillow or realtor.com.

So this is how I managed to load everything onto my Kindle app.

1. I downloaded the ZIP file for the books then extracted the documents on my PC.

2. I emailed the PDF's to [email protected].

3. A few minutes later I had a email telling me my documents were in the cloud waiting to be read.

4. I opened the app and all of the PDF's were there ready to read on my iPad and iPhone.

@Brandon Turner I just did some checking and it appears that a person can send a document file to [email protected] and it will get added to their cloud for reading in the Kindle app.

This would be great for me as when I read a book on my iPad and stop reading I can pick up later from the same page on my iPhone.

Thanks @Brandon Turner, I have not tried to read a PDF in the books app before but I remember seeing an icon for it before while looking at a PDF on my iPad.

What I dont know is if using the book app will it take you back to the same page you left off on when using a PDF in the app. That is pretty important to me as I do not read a whole book in one sitting.

How many pages are these books?

Thank you!

When will this be available to read on my iPad in the books app?

Post: Renting to a Mexican citizen living in the US

Thanks for all the replies.

I knew this was a hot topic and that is why I posted it because the US has such a large influx of legal and illegal Mexican immigrants. This is my first time dealing with this in over two years of doing business in an area populated by 50% or more Hispanic people.

The interested tenants gave me a deposit to hold until everything cleared, the husband gave me his SS card and I ran the background check. It recommended they pay an additional 1/2 months rent towards the deposit. He did not have a California drivers license but provided his Mexico license. ( I do not know why they have been here ten years )

I am pretty opposed to renting to someone who does not pay taxes because that means I and everyone else is paying for that freeloader raising our own taxes. That's all I'm going to say on that as its a debate all in its own.

Thanks for the replies.

They did give me a SS number but no copy of the card as requested. I guess I can just try to run his check with the Mexico drivers licence and the SS provided and see what happens.

I asked a friend that rents to Mexican nationals and what he told me is he has not had any problems with them because they do not want trouble with the law and risk deportation.

I have a very nice couple with three well behaved kids that wants to rent one of my homes. The problem for me is trying to verify if they are good tenants or not. I asked for the standard copies of each of the couples drivers license and SS card. He provided a Mexico drivers license and ID card but nothing from the US, she had no ID at all.

He has been working as a foreman for his brother in law for over two years and he used to own a home here, they have been here over ten years. Neither of the couple speaks real good English but the wife can communicate with me if I use common words and I don't go too fast. They gave me a recent credit report in the husbands name but there was no SS number shown on it, I have a company do a full background check on my prospective tenants and they need the SS number and license for that.

I am a hard facts kind of guy, trust but verify. If I rented by the seat of my pants they would be in already. They have a newer car that is in great condition and it's clean, I also went to their little home and although it was very basic it was clean and smelled clean.

Who here has experience renting in this situation and can give me some tips that may help out others on this board.

I keep having problems with my rental ads being flagged by someone and being taken down. I have had to repost sometimes three times in a day then go a a couple days with no problems.

I dont get it but I do have a system in place with extra deleted ads made to be reposted in case so I can take care of it from my iPhone on the road. I guess in a way the flaggers are helping me to repost at the top.
