Garfield was neglected for a long time, and didn't gain much in popularity until Roosevelt Row really got going over the past decade. Depending on the specific property, I'd expect higher construction costs due to the age of the properties. Since most of the homes are going to be ~1k ft² and 2/1, walking distance to downtown campuses - you may also find the rental rates to be less than stellar.

@Matt Hendrickson I tried to read all the posts before commenting, there seems to be a great deal of mis-information here that could expose owners to the risk of discrimination. I would recommend consulting a local attorney, and familiarizing yourself with Fair Housing / Discrimination laws. The courts do not rule in favor of ignorance, and it’s advantageous to be more knowledgeable than tenants.
