Just came across this original post and wanted to offer the perspective of a long-term buy and hold strategy right here in the LA market.  

All too often the significant appreciation in LA is overlooked in favor of cash flow with OOS investments.  The faster appreciation in So Cal allow you to re-leverage at the appropriate times to significantly build your portfolio.   

Its a long term play as you can have both elements of cash flow and appreciation.  It takes longer, but you will supercharge your returns in the long run towards the goal of building net worth.

Keep educating yourself with the knowledge from the BP community and you will find the right strategy that works for you.

Jenny,

Great question as there is indeed a lot of focus placed predominantly on cash flow that makes the returns associated with out of state appear to be the way to go.

However, real estate returns are obtained from 4 areas: cash flow, appreciation, tax benefits & equity build up through amortization.  When combined with the appropriate use of leverage, you can supercharge your returns in excess of 20% right here in the local market.  

Often appreciation is overlooked, however this is a very important component that allows you to re-leverage at the appropriate times to build your portfolio towards achieving the goals of income replacement and wealth building.

Keep educating yourself with the knowledge from the BP community.   Once you have the right team in place including property management, investing in your own portfolio is not that intimidating.

There exists an established Multi-Family Sub-Group of the LA South REIA with over 400 members. The meetups are in Torrance on the last Monday of each month. Here is a link to that group.

A great way to get started would be with a 2-4 unit to minimize the risk for a first time investor.   At 42, you have a comfortable timeline of 15-20 years to take advantage of significant capital appreciation right here in the Southern California Market while maintaining positive cash flow as you build your portfolio.
