I'd say, stick with what you are doing.  Learn every aspect of the job, it will make you more valuable.  Look for opportunities to manage projects, gain management experience. 

Side hussle...if you have free time ( nights and weekends) pick up some side jobs.  As a flipper, I'm always looking for guys like you!

I just took out a personal loan of $24k to purchase a property.   Monthly payment is $484 for 7 years.

Mine is a flip.  I will sell or refinance soon, so I won't have this very high interest loan for long.

Split the cost.  You pay half, let tenant pay half.

If you are single with no kids...man!!! I would work as much as possible for a few years, saving everything.  If you find the right property now, pull the trigger.  If not, keep grinding away, you will find one.  Pay off all debt and save,save,save.  RECOMMEND can be great investments, but it does take money.

Read Brandon Turners books.  Also Landlording on Autopilot by Mike butler

I wouldn't say a word.  Always great to see the look on the tenants face when the sheriff knocks on the door!!!
