I second Tim's recommendations.  Adam Tafel (my team lead) works with many out-of-state investors.  Right now our team is working with buyers from CA, NY, NJ to name a few.  I think if Adam had his way all he would do is ride around MSP on his motorcycle filming walkthroughs and crunching numbers to make deals come together for out-of-state investors.  He's pretty good at it.

@Tim Swierczek thanks for the reply.  Did you take any additional or modified screening steps with this tenant compared to another?  Also, I've been learning a lot about placement groups that help get people into units and out of shelters, off the street, out of halfway housing for example.  Have you ever partnered with any of those types of organizations to help get tenants placed in any of your units?

Does anyone here own rentals in Minnesota (st. paul) and rent to prior felons?  My neighbor, who rents from the duplex next door to mine, has a 10-year old felony but since has no criminal record. For those of you who have considered or actively rent to prior felons, what was your screening process like, and were there any conditional terms you put in place?  Lastly, are there any landlords here willing to discuss tenancy for someone (mom, dad, daughter) like this who has some availability now or in the near future?

Hey Marcela!  I've seen what "appear to be" good deals and bad deals all over MSP, but that's just from my point of view and I think both Dans are right on asking about your goals.  Some investors are willing to house-hack and rent by the room, which is on the extreme end of the house-hacking spectrum, and in most cases, you will get higher returns in exchange for that sacrifice.  Some investors just want a nice place to live and to have the other units rented to pay the mortgage, and that is probably more realistic for most.  Some investors want to buy a MFH and rent it entirely, expecting it to cash flow immediately; a taller order these days, although not impossible.  All three completely change how you analyze a deal on paper before you buy.  You'll find many here are willing to talk about their experiences in those different styles of investing.  If you ever want to chat, I'm an open book about my own investing or about the buying process as a realtor.

I think you should call.  If they are open to seller financing, your 2nd question may not matter at all!  I know some investors who have gotten a killer deal just door-knocking for seller financing deals.  Just focus on being yourself and make it clear what you're looking for.
