I wouldn't waste $22,000, nor $110, on ChicagoHomeBuyers.com.   Come up with something witty that is available, and spend $10/year on it.  Google and Bing don't value domain names for search results anymore.

It also depends on the state costs of an LLC. They are $600/yr in Illinois/California, and only $50 setup (and $25/yr thereafter) in Michigan.

 I remember justifying this same scenario in 2001, and the houses still have not recovered to that value.   Granted, it was Michigan, but states like Mass, Cali, NY, will fall some day, and I wouldnt want to leverage myself to that 4-5% appreciation 'hope'.  Focus on cash flow.

I always prefer to see homes in vacant condition, both from a physical point of view, as well as being able to choose my own tenant.  I also prefer showing them vacant, it makes showings easier to schedule and reduces the possibility of the tenant sabotaging a deal.

County tax records didn't help?  What about county court records, that might show details of foreclosures or past divorce, etc.
