These are some questions you might ask : What properties do you specialize in managing? What services do you provide, and what are the associated fees? How do you handle tenant screening and selection? How do you handle property maintenance and repairs? What is your communication and reporting process?

The rental market in NJ is thriving despite the high rates. Recently, we rented out a three-bedroom, two-bathroom house for $4200. As a property management company employee, I strongly recommend working with an investor-focused realtor or property management company. Our job involves various responsibilities, such as assisting with property transactions and managing properties, which relieves investors of the added stress. By partnering with us, investors can focus on their core competency- investing. I urge all investors to consider collaborating with a property management company or realtor specializing in investment properties. They can provide valuable insights into local market conditions and help make informed decisions before purchasing an investment property in NJ. Additionally, attending investor-focused networking groups is also a great idea.

Property management companies typically do not directly make a profit on repairs themselves. The primary source of revenue for property management companies is the management fee.

If any bids lack clarity or you need further information, ask your property management company to contact the contractors for clarification. It's essential to have a complete understanding of what each bid entails.

Ultimately, the goal of a reputable property management company should be to ensure cost-effective and timely repairs for your property, prioritizing your best interests as the property owner. Transparency and open communication with your property management company can help establish a clear understanding of repair costs and prevent potential conflicts of interest.

Hi Michelle, I agree with hiring a PM. I am in the field so I might be biased but I also have clients who came to us after trying the out-of-state property management. 

If you live far away from your property, self-management can be challenging. Regular property visits, attending to emergencies, and addressing tenant concerns may be difficult or impractical. In such cases, a property manager can provide the necessary local presence.

Hiring a property manager allows you to delegate the day-to-day responsibilities of managing your property, such as finding tenants, collecting rent, handling maintenance requests, and dealing with any issues that may arise.

As for referrals, I contact local real estate associations or landlord organizations. They may be able to provide you with a list of reputable property management companies that operate in your location. If you have a question do not hesitate to drop me a line.
