Hey! I understand the cost concern. Most brokerages offer zero-fee referral status, so you can still do referral business. Just ask your current broker if they have a referral division and the costs (if any). It's a great way to keep your license active without the usual expenses. I hope this helps!

I work for a Property Management company in New Jersey, where we manage various properties across the state and New York City. Since we oversee properties for multiple owners, we must hold a broker's license. Additionally, since we handle leasing for these properties, a broker's or real estate license is necessary.

However, a broker's license is not required if you manage properties that you own jointly with investors. It’s important to note that if an outside property owner approaches you for management services, you must be licensed as a broker to comply with regulations. While this is based on my understanding, and I am not a legal professional, I hope this provides some clarity. Please feel free to reach out if you need further assistance.

Hi! I will follow @Spencer St. Luke with being late to the party. 
In my view, Burlington City and Burlington Township are nearby, yet they display apparent variations in terms of property costs, taxes, and rents. Burlington City comprises the city and downtown parts, while Burlington Township, situated across Route 130, has a more suburban character. One difference is that rental properties in Burlington Township have higher rental rates and access to better Section 8 payments. As a property management company with expertise in managing multiple single-family homes and apartments in Burlington County, we possess the necessary skills to handle all aspects of property ownership.
