I just want to make sure I understand Utah law correct when it comes to using a deposit. You ARE NOT  allowed to use a deposit for normal wear and tear like scuffs and small marks on paint or floors. But are landlords allowed to use the security deposit to contract professional cleaners for cleaning of floors and the overall unit? 

If they had pets dos this effect the ability to use a security deposit? Not referring to pet fees nor pet rent, specifically the use of a security deposit? Obviously I don’t want to take advantage of the tenants I just want to know if using a small portion of the deposit is allowed ?

I manage a townhome that’s 2 years old. The tenants have been in the unit for a year and I do semi annual inspection. On my recent inspection I noticed pet damage to the blinds in the unit. I currently am negative cash flow but the property has appreciated substantially. I charged a $250 non-refundable pet fee and also charge pet rent per pet which was $25 per dog. My question is am I allowed under Utah law to use the deposit to restore the blinds to pre rented state or am I supposed to only use the pet fee and or pet rent to cover the cost of the pet related damage?

Also I didn’t keep the pet rent nor the pet fee in separate accounts from the rent but I keep the deposits in their own account. I used the pet fee and let rent to cover mortgage and insurance expenses as it’s negative cash flow. Am I supposed to keep the pet fee’s in a separate account to cover pet related damage?

Hello,


I live in a mountain west state, not California. Cash flow is hard to come by and I have considered looking elsewhere in more affordable states. I could come up with a down payment for an investment property in a different state easier than my home state at prices are pretty high in the 300-400 k just for townhomes. Would this be a feasible plan? How would you suggest going about finding a deal and managing it out of state. Traveling to other states isn’t an issue for me.

Hello, I am trying to understand the Orem, city code to determine if I am allowed to rent my basement ADU that I currently live in two a couple cousins and their friend. I understand that they would all be considered unrelated even though two of them are cousins. I don't understand if I count since I'm living in the property or if it's only the tenants that count towards the limit of individuals that are unrelated living together. Any help clarifying this?
