Hey BP! Just put a deposit down on buy and hold number 9. Super excited because its my 3rd purchase of the year. My 1st 2 were out of state and this one is about 3 hours from where I live. Just can't find any deals in South Florida anymore. I read @David Greene book on Out of State investing in December and it really gave me a huge confidence boost in looking outside of my local area. Anyhow, I'm hoping someone has a little bit of experience with a situation that I'll need to work through. The current tenants are on section 8, which is great, however I really don't have any experience with section 8 tenants nor do I really know what the process is to have the rent now deposited in my account through section 8. I'm hoping to get ahead of this before we close which is in 11 days. It's a cash purchase. Any advice from folks that have been through similar situations would be great. Thank you in advance.

Increase cashflow by 1500 per month. Closing on 2 this Friday that will put me a little over half way there.

Hey guys! Just a bit of advice please.... I'm closing on an out of state sfh on Friday (first out of state purchase). I'm flying in to do the final walkthrough in person Friday morning and closing Friday afternoon. This will be my first time seeing the home in person. It was completely remodeled 4 months ago. I'm working with a wholesaler who's been pretty helpful (my first time using one). All utilities are turned off. Should I insist that the sellers turn them on so I can do a final test of the plumbing, central air, electricity, etc? Sellers are an older couple. Or should I just try to get them turned on in my name to do the walkthrough? All of my other purchases have been tenant occupied at closing so the final walkthroughs were a breeze. And even with my primary residence purchases, all utilities were on a closing. So this is new territory for me. Any advice would be helpful!

@Justin Murray ..thanks Justin.. lots for me to consider in your response. All of my other properties were purchased cash and they are all worth between 65-75k. I'll need to see if leveraging them to buy more is possible...for a while I couldn't find aby lenders who would do a cash out refi on condos under 80k here in fl.

@Corby Goade this was answer from heaven and it's such simple logic!! Thank you! I certainly can find another property that will generate 200 extra dollars in cashflow per month for 25k!! I actually have a contract on one now for less than that! Thank you.

@Sean Tabor great perspective! Thanks Ford sharing your thoughts on this! My why is cashflow! I love my job. It pays well. I've been there for many years. But if I ever decide to leave...I want to be comfortable. That's why I invest.
