How long have you owned your primary? If its been over 2 years you dont owe cap gains. Realtor fees are ALWAYS negotiable, many listing agents will do it for 1%. HELOCs are amazing, I have one too, but the interest rate for the HELOC will be around the same as other loan products i believe, atleast mine is. I would take a look and see what your current property will rent for and see if its worth keeping. What part of texas are you looking to relocate to? If its DFW, I would be happy to show you some properties that would fit your goals.

If you can, do any of the work yourself or find new workers. I know of someone who does labor if you would like their contact. Was this your first flip? Its easy to over rehab. Like the others have said, try to buy the most inexpensive materials going forward. I have flipped before and it's tough, theres the product that you WANT to buy and what you NEED to buy...

DSCR loans are great, they do have higher interest though. As far as the process of purchasing and getting the property rented, I wouldn't suggest waiting for the 1st property to get a renter, I would just continue the search since it takes approx 30 days to close on the next property anyway. Have your agent look at the amount of days on market for the leases and that will help you get an idea of how fast it will rent. I am in Arlington, I self manage my triplex as well as work as an agent so I can help with those numbers if you need it.
