Hi Jennifer,

We always required a guarantor for each student. We also had individual leases and stated in the lease that each student is responsible for damage to their own room and common area damage is split equally between all people leaving in the house. 

I absolutely agree to do quarterly inspections - students are destructive! 

Also, in the lease I would say that the only way to get out of their lease is to have someone sublease their room. We charged a $250 sublet fee and a $50 turn fee to students subletting their room. If you don't do this, all the students will magically disappear once May rolls around.

Hi Jeffrey, 

I think you're doing everything to successfully prepare to self manage your property! Many landlords are deciding to manage the property themselves with the help of different types of software out there. 

My advice would to have a very in depth screening report after a renter passes your prescreening. Always run a background check, credit check and eviction report on tenants. I would also call previous landlords and their place of employment to ensure they work there. As long as you're consistent and stick to your strict qualifications, you'll be set!

I think using comparable properties and rental estimate reports will give you the same information with only half of the work. 

Rental estimate reports use your zip code, bed/bath number and give you a starting point of what others in that area are renting there properties for. You can adjust it from there.

For screening tenants there is free software out there that will do it all for you. Please reach out if you need any recommendations. 

I always recommend running a background check, credit check and eviction report on all renters. In addition, take the time to call landlord references and verify their employment.

Hi Matt, 

As long as you are pricing your property fairly, marketing on all the large sites, and have a detailed property description and professional looking photos that will catch renters eyes, you should have no problem getting leads. 

To protect yourself - have strong qualifications renters must meet. Prescreen before you show the property and once they apply do a comprehensive screening (background, credit, eviction report) Make sure to take the time to call landlord references and verify employment. 

Also, always trust your instinct - it is better to have a few extra weeks of a vacancy then to rent to someone under-qualified that you'll more than likely have to evict!

I think Craigslist and Facebook are great places to post. There's lots of eyes on your property, word of mouth by people sharing your listing with others helps you get even more leads, AND it's free. 

Hi Derek, 

The more sites you're on, the better! Your property needs to be on Craigslist, Facebook, Hotpads, Rent.com, Trulia, Apartments.com, Zillow, etc. The list goes on and on! 

As long as your description is detailed, pictures are professional/clean, and your rental is priced fairly, you should begin to get lead calls!

There are free services out there that will take care of all of your marketing for you, for free. Utilize these resources! If you need any recommendations, feel free to reach out! Hi Pat, 

Another idea you could try is to utilize free online applications out there! When you have a showing you could bring an Ipad or laptop to allow interested renters to apply online quickly and easily, right then and there. 

What I worry about is if you allow some to turn in applications by mail and others by email that could cause a longer wait for you and have qualified applicants miss out because they sent theirs in with snail mail (and it doesn't come in time).
