Hi all,

A tenant is moving out in the South Bay and we need to fix lots of little stuff like cabinet doors, railing, painting, flooring, etc.  Can you send me your contractors recommendation?

@Rich Weese  I really appreciate your insight on the last few recessions.  Everyone who bought in the past few years are doing great.  I just wonder if those properties are still sound in 5 years.

@James Allen  Have you thought about buying a duplex?  Live in one side and rent the other side out?  This way, you have a primary residence and a rental.  You can get some hands-on rental experience.  The power of appreciation for CA properties is great but it is a very long-term game.

@Diane G.  Hi Diane, I'm in similar situation.  I have long-term holds in the bay area and am trying to figure out what to do next.  After looking around other markets, I concluded that bay area is still the best town to be in.   Do you go to meetups?  Maybe we can connect.

@DG A.  Thanks for the in-depth info.  Is there a certain category of housing in Oakland that are exempt from rent control?  For example, housing built after 1979?

I understand your dilemma as Bay Area is in the same situation.  We bought a few years ago and have a great ride of appreciation.  It is hard for out-of-state people to know the power of appreciation of CA and I still scratch my head on how much it has appreciated.  However, if I were to do it again, I would look into buying a duplex/triplex, live in one and rent out the other for better cash flow.

@Account Closed  I heard so many negative comment about section 8.  Can you give me your experience of what it is really like?
