Hey @Jose Solis! Congrats on putting together your first direct mail campaign! I have a 7 year marketing background with most of that experience involving creating and managing direct mail campaigns so hopefully I can share a few things I've learned along the way. Firstly, you'll want to determine who exactly you want to mail to. Try to get as specific as you can with who you want to target. The more clear you are about your target demographic, the better the response. Regarding quantity, most of the time, less is more. This will save a lot of time and money by not printing and mass mailing people who are not your audience. 

After you know your target demographic, figure out what the goal of the program will be and the strategy. 

Goal examples: Is it to generate leads? Is it to create brand awareness? Is it to test a demographic, market, artwork, etc.? 

Strategy: Is there a specific date you want the mailer to hit homes? Are there holidays you want to emphasize or avoid? How many times and how often do you want to mail? What's your budget? 

Once you have these details above hammered out you can work on a compelling offer directed to that target demographic. An aesthetically pleasing creative piece would be the last important factor. It can look pretty but if it doesn't resonate with who you're mailing to and if it doesn't offer something they'd be interested in, it's a wasted mailer.

@Roxanne Rose Having 2 properties in the LA area at the moment is great news all around! It's definitely a seller's market but to Brandon's point, your decision will depend on a variety of factors. The experience with your current tenants, are you wanting to/able to increase rent for potential future tenants, what area/ property type you'd like to 1031 exchange into, will it be another rental, flip or something else, etc. Having an idea of what you want to do after the duplex is sold will be helpful if you go the 1031 exchange route since you'll only have 45 days to identify up to 3 properties and 180 days to close on one of those 3 properties. Feel free to reach out with any questions as I'm an agent in the LA/Long Beach area :)
