Hi,
Could someone help clarify for me the differences between "30 day notice to vacate", "7 day curable notice" and the "notice to quit" which I know is what you serve in CT when rent is late. I live in CT and couldn't find a "7 day curable notice" form or process so maybe the term which serves as a notice to cure/fix whatever the issue is and the number of days allowed for that is different in by state?

Thanks so much! I made the mistake of responding to them and trying to mediate in the beginning and now have stepped out and done just that - told them to call the police. Thank you for validating that approach!!

Hi, I could use some advice. This is a single family home converted to a two family home with one unit down, one upstairs. The home is not sound proof and noise does travel up and down. Both tenants are complaining about the music being too loud (the down tenant more than the up tenant and their relationship has completely disintegrated to the point where they will not speak to each other. I've talked with both tenants and also sent an email reminding them they live in a shared space, need to be considerate of each other and given they are in a shared space, some noise is inevitable. I think the issue is continuing on both of them however two nights ago at 9:30pm the up tenant was playing music and the down tenant called the police. After the police left, the up tenant proceeded to yell loudly for at least 10 minutes (the down tenant sent me a audio of this) and apparently (I couldn't hear the detail of what she was saying) made threats to the down tenant. The up tenant comes from a program to help domestic violence victims so I have notified her counselor of all of this and she is going to speak with her as well.
I'd love thoughts on how to handle all of this.

Hi All, I live in CT which = basements. I am looking at buying a house built in 1920 as a rental- it will cash flow well - it has a stone basement and it is damp - no big puddles or running water, but the walls are oozing a bit. We are working on getting someone out to the house to take a look at it but in the meantime, wondered if anyone has experience with this. How to remedy? Do the remedies actually work or will there always be an issue with dampness? Cost etc. Thanks,
