I might look in the Schertz/Cibolo area, though it could be too far from your job with 35 traffic. I know of a few single family houses for sale at the moment, though I don't know if any with ADU. (I am actually interested in that personally, but haven't seen much when I have looked.) They are going to have a double decker I-35 and there is a lot of development going on, which I'm not sure if the locals are too crazy about. You have to think about foundation issues in that area, but really that's a lot of San Antonio. You would have fewer issues on the North side of SA.

Just my two cents, but with the university, I think you would have lots of renters with San Marcos… though people also like living in NB and there are good schools. 

I can’t really give input as to whether or not it is a good deal, but I would echo the article that for locals, the city has seemed to lose some of its charm. It was a great place to grow up, but has changed over time. I think if crime stays in check (there was almost none in the past), it will still continue to be a nice area. I have been looking for another area that it similar, but have not seen one yet with as good of location (smallish town, but still close to the city; don’t have to get on major highway to get around, but not in the middle of nowhere), things to do, beauty and good schools. But I have still been looking! I-35 will also be an issue probably at some point. The traffic getting to and from cities like Austin/San Antonio is so much more difficult than say 7 years ago. It’s awful in the summer too. 

Yes- the only thing you might be able to buy in some of those areas in Texas mentioned would be a trailer house. New Braunfels is actually an expensive market. Quick Zillow search confirmed that is what is available (trailer house or empty lot) for under 100000 in NB at the moment. In SA, you could buy a small condo. There are a couple of shady houses on the other side of IH-10 that need a lot of work, but could be intriguing.

It seems like his admitting to drinking and driving in court would be an issue?

Just a few ideas- maybe Corpus Christi area  (I see places with bigger lots there) or places with good school districts. 

I'm not sure if you are looking at a large piece or small piece. I would just think about what the future property taxes would be, as a piece of land can get pretty expensive quick without ag. I think a lot of people are doing what you're talking about outside of town (especially towards the Bulverde/Spring Branch area), so I would want to check out your competition depending on what area of town you are looking at. Maybe also you can get some ideas from homebuilders out there.

I think that is a good idea- I live in the San Antonio area and we definitely need more things to do since there is not a lot around here. I live in a suburb now, but miss living out in the country!

Thanks for sharing that article- it will be interesting to see if that bill passes. I can tell you there will definitely be an increase in referrals for some of those conditions.... 

I am unsure about Seguin too. Having grown up in the surrounding area, I went there growing up, but it seems like the town has changed. In some ways, I see a lot of potential, but I am so much less familiar with the town now. I know that some people are being forced out of New Braunfels due to high prices of rents, but I only have a few data points, so it may not be a large trend. The edge of Seguin, as you are going out of the New Braunfels, is growing.
