@Mark S. that is the exact carpet I was looking at! What color did you end up choosing!  I’m doing wood laminate for the downstairs but stairs and upstairs bedroom need carpet

@Mark S. it’s a two story home and I’m also leery about putting laminate on stairs.  I figured with the price of carpet between 1-2 sq ft even if it lasts 5 years I’m still turning a very high profit for the rent I will be collecting on this property. I just wanted to see what carpet people are using when it’s necessary.

So what do you recommend for a LVT product that is good on uneven floors?

So my issue is it is an old house built in 1920....my contractor said LVP would not work because of unlevel floor.

@Bill B. I have used the other property managers in town and they Re all terrible.  This new one is a nice guy but I am pretty frustrated at his inability to get back to me. I have a contractor that works for me full time and the property manager still calls on other contractors to fix issues on any of my rentals.  I’m spending so much money when I don’t have to. I don’t know how to find a larger landlord in the area??? Any tips are appreciated!

I switched to a new property manager last year and I’m finding it very hard to get him to respond to my questions.  Being out of state for part of the year has been very difficult.  There aren’t many options for management companies in that area and what can i do to facilitate a better response time from him? I’m running out of options and I don’t want to manage them myself.

@Russell Brazil exactly!  I don’t raise my rents every year but you can guarantee I will be doing it now! Thank you to all the policticians that decided this would be a good idea!

LVP is said to scratch easily I’ve been told?  With the size of this house i don’t want to invest in something and then have it look scratched and worn within a short period of time.

I own several rental properties in Southern Oregon....I’m very frustrated with the passage of  Senate Bill 608.  Any other investors input on this and are you going to still invest in Oregon? I know the area well so it’s tempting to buy more but now I’m not so sure.
