Hi Everyone, 
In March 2022, I bought a home in Seattle with the intention of doing STR. Unfortunately, the setup took about 1 year due to logistical delays in delivering window shades, multiple attempts to install of washer/dryer unit, and commuting back/forth from California. We finally finished the home in Feb/March 2023 and created a listing on Airbnb in March 2023.

Question: Can I deduct the home expenses (i.e. furniture, appliances, and anything bought for the house) in my 2022 tax return even though I started my Airbnb business in March 2023?

Any advice would be greatly appreciated!

Hi Everyone, 

I am new to the STR game and wanted to ask about Rental Registration & Inspection Ordinance (RRIO) in Seattle, Washington. How do I know if I need a RRIO inspection? Is this required before publishing my listing for Airbnb?

We scheduled a separate general inspection to check for issues because our 1-year warranty is ending in March 2023. Do I need both the RRIO inspection and general inspection now?

Hi Everyone, 

My husband and I recently bought a house in Seattle, Washington (specifically Ballard neighborhood). We are trying to weigh the pros and cons of doing a short-term rental (STR) or medium-term rental (MTR).

Is there a way to do STR and MTR depending on the season of the year? Is there a property management software that does both short-term rentals and medium-term rentals? If so, which ones would you recommend to do STR and MTR?
