Good Investing...

 Thank you!!!!!

Hello,

We are rehabbing a home that will ultimately become an STR. We have coverage currently that ends on 5/3. For the past 2 weeks I have been trying to extend our coverage through 9/1 but our agent has been horrible and it's been like pulling teeth to get him to reply/provide updates. This has been dragging on for way too long and unfortunately he has been this way with all of our properties. I'm at my wits end. Does anyone have a recommendation for an agent in California? My priority is builder's risk and liability but ultimately, I would love to move all of our policies over. Thank you!

Quote from @Sarah Kensinger:

Not sure why STR isn't a great place to start. It's what we're doing, and thousands of others have as well. LTR is great if your fine with spinning wheels for a number of years until you have enough built up to start buying more properties that could be STR.

If you do partner up with someone, make sure to have an agreement written up that's legally binding. Outline who is doing what, as well as the general goals and plans of the partnership.

Agree on the agreement. Also, on the STR part. I had my first investment property and had never managed an STR prior. It was based in SC and immediately successful. I self managed it from CA.

I am in the same situation and have spent a lot of time researching this topic. Look for a real estate investment lender who does DSCR loans. A few I have worked with - Offer Market (great software platform), Easy Street Capital, and Kristen Garner. They can lend based on short or long term estimated rent. Just be aware that some lenders do not lend for rural properties. Easy Street and Kristen do have rural DSCR loan programs. Hope that helps and feel free to message with any questions!
