Hello,

My husband and I are starting to explore purchasing another long-term investment property. We have one in Surprise - bought it 11 years ago - and love that area, but believe we are priced out of that market right now and wanted to explore other Arizona areas that may be up and coming. Does anyone have feedback or suggestions on locations. I've been reseraching Coolidge area and am wondering if anyone is has properties there and has any insight into that market or if you have recommendations on other areas that we should consider. We are also considering a few areas in Florida as well.

Both of our properties have been turned over and re-leased within the past year or so. The first turn had some issues, but we were able to work through that and got it rented out with a three year lease within a couple of months. The tenant may have lost a job and did not pay the last month or two of rent and we were not able to recover any money from them for some repairs that should have been their responsibility. So the turn cost us more than we expected, but I guess that's one of the risks involved with investing in real estate. And the second property turn went smoother. It was vacant for about 3 months, but that's because we ran into bad timing with the holidays at the end of the year. It's now re-leased for three years.

Mly husband and I have purchased two properties from JWB in the past two years and have been pleased with the results thus far. We live in Wisconsin and did a lot of online research and landed on Jacksonville. We have one property where the tenant will be moving out in early January so we'll see how long it takes to repair and re-rent. The rent has always been paid in a reasonable amount of time and we receive our portion within a few days every month. Overall we've been happy working with them. They flew us down to Florida and drove us around for a day to look at various properties. Prior to purchasing we did our due diligence and spoke with several long-time investors of the company who had only positive feedback for us. I'm hoping that when the time comes to re-rent our properties that goes smoothly.
