@Aaron Poling Thanks for responding...y’know I was talking to the consultant the other day and asked him about referrals and he told me that the one he liked best had retired and he didn’t have any others in mind. I was pretty bummed about that! But, yeah, a lot of hustling will be involved I’m thinking.

Peeps...I need to get bids for general contractors over to the 203K consultant as quickly as possible because there can be a lot of back and forth that goes on before the bid can be accepted and all this needs to happen before the closing.  I have already sent cold calls to as many contractors as I can find asking them about their comfort with the 203K process and working with a 203K consultant and I am hearing back from some...what other tips can you give for expediting the process of choosing the GC?  (I'm looking in the Madison, WI area btw if you know anyone)

I have had lenders tell me that the 203k is a real pain in the tush and have given me all sorts of warnings...you know what that tells me? That is not the lender that I need to work with.

I have on the other hand heard of brokers that have had extensive experience and it’s not such a huge hurdle for them.

So, those of you who have had real life experience with this type of financing, what are the “hoops” that I can expect to have to jump through? What’s the best way to have all my ducks in a row? I was always told that anything in life that is worth while may be difficult but not shy away from that. I’m just stubborn enough to believe it.
