Wow!! Thank you thank you thank you! I have a mobile home park im looking at right now but the septics will need to be redone and it’s only on 5 acres they are asking 200k but I wasn’t sure bc all the mobile homes were run down and I don’t want to be responsible for the maintenance of them!

Yes, all of this is very helpful! Simplification to get money immediately coming in is my immediate goal so planning in phases and getting a certain number of permanent rv’ers to start the development of the store and clubhouse with the existing newly built shell onsite. 

I hope your sister is successful in all of her endeavors. Start small, simplify even further, do what’s possible now to bring in revenue as if she needs it and expand the vision!

 As a first venture, this could be a lot of work and energy, and if you haven't ever managed something like this, or have a partner that has, it could become overwhelming quickly. You sound very entrepreneurial in your vision, so something big like this may be in your wheelhouse.

Most businesses close within 3 years of start, so as long as you feel you have the confidence and fortitude to make this successful, then it sounds like a unique venture. I have a sister that is starting an RV park, and have been in processes for nearly a year getting permitting, county approvals, business plans developed, and layouts drafted.  They have yet to break ground. They are very seasoned business owners, and have all of the capital to put it together, yet even for them it has been taxing on them.  We talked on Sunday, and they are staying positive, but I can hear the frustration in their conversations some times.  We even talked about looking at them buying an established RV park to help them build out systems and gain some training in the business while they work to build out their new park. 

These are just things to think about in your process, and I don't want to discourage you. As an entrepreneur myself, may times I have to bring myself back down out of the visionary planning and put my integrator hat on and make sure I have people in place to help me through it.  

For the partnership, you defiantly will want to have several conversations with your partner on expectations and who is doing what.  It can go sideways really quickly if you don't have strong conversations early on.

Hello, I am trying to find ways that I can purchase land for an RV campground and convince a lender that this is an excellent idea. there are so many ways to monetize it. 
for instance: 

Rv storage, personal belongings storage units, boondocking, full/partial hookups, laundry, showers, bathrooms, RV wash stations, monthly clubhouse fees with gym equipment swimming and party pavilion access, camp store. etc 

what are some platforms/avenues i can take to raise say idk 375k and maybe a little extra for start up cost? how can I convince a lender that I can do this? Are there cool tricks I can use like a dscr loan but for land and this situation?  

FYI: it is already zoned correctly, it is off two major interstates. All utilities and internet present, beautiful surroundings.  I just literally need the funds to purchase this thing and I have several free apps and websites to get it occupied along with other social engineering tactics.
