Hi, all. I'm purchasing a property in Columbus as a buy and hold investment. Can anyone share a good home inspector?

What about a good property manager?

I'll also need contractors (painter, plumber, flooring/carpet, etc) and would love any suggestions, if you have them.

Putting an offer on our first rental property and my buyer's agent has put in the contract that her commission will be... "3% of the purchase price or the MLS listing price, whichever is greater." Is that typical?

The listing notes that the seller will pay the buyer's agent the standard 3% commission, but I'm assuming that is based on the purchase price. If that is, in fact, the case, I would be responsible for paying the difference in the commission rate, since the sales price would be lower than the list price.

Am I interpreting this correctly?

Welcome! I suggest you join GaREIA. I just attended their Boot Camp last weekend for new investors and it was FANTASTIC. The instructors are so experienced and willing to share their knowledge. There are also group meetings each month on lots of topics (new investors, deal makers, rei strategies, rehabbing, wholesaling, land lording, passive income and more). And it's close to you... the headquarters are at Tilly Mill and Ptree Industrial.

@seanbrooks Once you get your salesperson license, where do you park your license if you just want access to the mls, but don't want to be a realtor for others (only for securing your own flips)?

what if you are using a hard money lender? I know they want to evaluate the deal since it is asset – based funding, but can you do any sort of preapproval with them?
