Hey there @Bill Schrimpf. I appreciate you asking. I unfortunately had some family matters that demanded my time there for a few weeks, but I was still vigilant in hunting down leads. As for the free craigslist and Zillow listings great way together my feet wet by calling people who want to sale and just getting down the conversational aspect. But again I do find that most of the people listing on there have already bought and fixed and are now ready to flip, or are other wholesalers trying to post a place for a seller. Either way it seems the majority of the people posting on those sites don't quite fit the wholesalers criteria. I've turned to sending direct mailers and driving for dollars. I sent out my first listing of postcards last week, and today I will be out driving for dollars. Im certain that I can find a little meat on this bone and begin to snowball in some leads!
I appreciate the insight @John CannonI believe the same that my mentor is having me call FSBO first just to get comfortable and learn the scripts. Good advices as for the driving for dollars Ive dabbled in in but I'll schedule more time to actually cruise some neighborhoods. are they're any areas you'd recommend?! I live near the top of keystone near McCarran Blvd and it seems most places have recently been flipped in these parts! any advices is helpful! thanks in advance! @John Cannon@John Cannon

Hey there everyone!
Im a newbie to both the Reno NV area and to wholesaling. I have recently invested in a mentor and am excited to hit the ground running. I have applied for an LLC and have purchased my domain names and have three websites up and running although they need some work. My next steps seem simple; get my power team together such as an Investor Friendly Real Estate Agent, Investor Friendly Title companies, A Closing Agent, A Real Estate Attorney to start off with! Eventually I'll need to locate contractors/handyman, Property managers and Real Estate Attorneys but I don't think they're really needed this soon in the game.
Secondly Im looking for other wholesalers who might want to join forces on a few deals while Im still fine-tuning my skills until I can really start to contribute and bring sells to the table for my team!
Lastly Im curious if this is the place to go to start building a buyers list?! I have already found two buyers, they're brothers actually and they are looking for duplexes which is nice to know exactly what they're looking for. Anyone out there able to direct me to potential buys who have certain criteria for what it is they look to buy? like flippers or renters who like single fam homes?! buyers who specialize in buying multi-fam units or that one buyer who is only interested in mobile homes?! everything helps! look I really appreciate any and all responses! I am trying to hit the ground running and although I have no problem getting on the phone and calling strangers I am still new to this and want to be able to have a buyer once I do get someone who is motivated to sale!
Hey there bigger pockets people!
Im new to all things investing and have spent the last 10 years working as a bartender. I've recently signed up for a mentoring program in regards to REI and with that I'm looking for all advice I can get. Being green in the REI world I still have a tentative plan which is to begin wholesaling and after a year of success begin to rehab and eventually become a renter! My goal with this form is to see if I can't connect with like minded people hopefully people that are from the area and see whats good!
My mentor has me calling free sources such as craigslist's and Zillow's FSBO listings and I can't help but notice that a lot of the places FSBO have already been flipped! I can't help but shake the feeling that I may have come to the market a bit late! hopefully this isn't the case! Anyone from the area have any advice to give a newbie?!
