I know very little about it, but my coworker does it.  I'm a nurse.  He stressed the importance of it being ADA accessible so larger bathrooms and specific ADA Standards, but they pay more.  He flips monster homes in Hawaii.

Welcome to BiggerPockets! I've noticed a lot of meetups have really turned into sales pitches.  It seems like you're on the right track, taking action and self-educating.  I'm Psych RN in TX.

Look into biggerpockets' podcasts if you're not already listening.  They have a general real estate podcast and rookie real estate podcast.  You might also like their personal finance podcast "

BiggerPockets Money Show"

Some books I liked getting started were "Rich Dad Advisors: The ABC's of Real Estate Investing" and David Greene's "Long-Distance Real Estate Investing".

Check for BiggerPockets meetups in the Events section and keep asking questions on the forums.

Do a sales comparison with the houses in that area.  Compare similar sold houses of the same size, number of rooms, quality, etc.  When you've collected all the data of all similar homes WITHIN THE AREA compare the sold price between houses with a garage/carport and houses without one

TL;DR

It depends on what your market demands.

TREC has the addendum forms for seller financing, loan assumption, and release of liability on assumed loan.

I've never done subject-to before, but TEXAS forms are available from the Texas Real Estate Commission.

@Larry Shephard depends on your DTI, but no not really. You have several options for financing. Conventional just means you need to stay there owner occupied technically for 1 year before moving into another house owner occupied (unless theres extenuating circumstances like you need to be closer to a new job). If you have enough to put 20% down and won't be living in it you have almost every option available to you. Big banks might want 25% down for an investment property (from what I've heard).

1) Old-school excel spreadsheet and driving-for-dollars/redfin/zillow lookups on the map's property view OR (if you got money to spend) websites like Listsource dotcom

2) The city's appraisal district then cross-referencing the address and/or owner's name with facebook, instagram, and google..OR skiptracing services available for cheap on freelance platforms like Fiverr or Upwork

I’m always willing to make a low offer. Im willing to live in a run down property to fix it up. I believe everything is negotiable. I can now spot a terrible listing in my market. I’m not afraid to survey the neighbors door to door before I make an offer (if possible). I’m not afraid to ask why I can’t have or do something. I know I’m not entitled to anything.

@Nicholas Welch hey Nick, Im in brookshire buying <200k Owner Occupied homes at least 3/2 on city water. Move in with OO financing, fix it up, then move to the next one. I know this is a long time ago, but how did it go cuz that did sound like a sweet deal! I've got only one 1 property so far, but I'm up for partnerships. Hit me up
