Hello Everyone,

I'm in the service now but will be getting out by the end of the year and looking to get a new job lined up. I love dealing with my tenants here in Hawaii (only 2 properties) and am considering doing this type of thing full time in Colorado. Please advise, is starting a small property management company a sane thing to do or should i get a square job? I have some family in CO but no business contacts. I'm thinking i can bootstrap my way into getting a small portfolio of properties with a company philosophy of treating every clients house with the care and discernment I would treat my own homes with. Thanks in advance.

My tenants have only just moved in two weeks ago on a 12 month lease but they have already asked to get released from their lease in order to buy their own house. They are a young military family with a large dog and have a good amount of money tucked away for themselves. He has asked now three times and has expressed a great desire to get another tenant moved in without a break in rental income, hiring a property manager to do it if necessary. He also indicated that he would be willing to pay a convenience fee to get out of the property. The rent is 1900 a month and the security deposit was 1800. Does it make sense to charge them one month plus forfeit of the security deposit ($3700) for the right to leave or should I make them stay? Thanks in advance for all your advice!

Hey I'm a new investor on Oahu and I'm looking for a good handyman/contractor. I've hired a GC for a small job but does anyone in the Mililani and Wahiawa area have someone they use and love? Thanks in advance!

Wishing you the best, keep in mind that the best deals you can get are off-MLS deals. Mail some letters, make some friends, do whatever you can to get yourself a deal with no competition so you can turn the biggest profits. The biggest issue I'm running into with my rentals is that the renovations and upgrades are breaking even on value increases. Keep an eye out for that, when planning your renos don't make an upgrade that just loses you money!

I've had luck in Mililani so far, I have one in Waikalani that cashflows 500 a month. Moving on to a second in Wahiawa pretty soon here. I feel you though, It's really tough especially trying to get a good margin without paying an arm and a leg in HOA fees. Best of luck to you

Hey, It's pretty hard to find a multi-family here that actually makes financial sense. I've looked into it and the price to rent ratio is really sub par. I've had a little luck with condos in Mililani/Wahiawa area
