When trying to find cash buyers should i send them info on a deal without first going under contract with the seller first. Risking that they'd go behind my back and close the deal with the seller?

@patrick Coincidentally I just heard about accurint for the 1st time last night watching a vid. Tho it's a paid subscription site. Like mentioned in the vid "can you afford to buy it" vs "can you afford not to". I thought that was great way to put it.

Are down payments mandatory when buying foreclosed homes from bank?? If so are there are there anyways around it?
