If you have 15 percent saved up, how much do you plan to keep for reserves? Getting a new property and not having enough cash for an immediate repair can get you in hot water very quickly.
Do you know why the seller does not want to do an inspection? For myself, that is a deal breaker. I have found a couple of structural issue through an inspection that have saved from buying the wrong house. If they want to avoid inspection, that could be a red flag on the property.

I have been looking at a few of them in Edmonton. If you do pick some on the MLS, I would advise you look very closely at the Proforma they provide. One I received recently was "professionally evaluated" significantly more than the same report suggested.

I have had a great experience with Singlekey. They give you a back ground and credit check in one application. You can also have it setup so the applicant pays for it, which can be handy for prescreening.

Bought a half duplex with the intention of house hacking from the basement suite. The upstairs cashflows almost 200 per month, and the basement is looking to be leased out making the property cashflow over 1000 per month.
