What area are you looking to invest in?  Search for people on BP in your area and network.  There is a local meet-up that gets together in Killeen.  It's very informal, usually lunch and socializing.  That would be a great place to start.  @Brian Adams is a great investor friendly real estate agent.  He can give info on the meet-up also.  Learn as much as you can here on BP.  Everything you need to know is here.  The hardest part is taking the plunge.  When you're ready for financing, contact Tanya.  Very investor friendly.

What numbers are you seeking?  Sales comps?  Rental comps?  I typically use several sources like rentometer, Zillow, craigslist and comps requested from my real estate agent. I compare all info before coming to a conclusion.  Other investors in your target area may be a good source of info, as well.

Congrats!  Very excited for you all!  You've received plenty wonderful advise already.  Be professional, yet considerate to your tenants needs.  If the current tenants are "keepers" I'd try to keep them in place.

Welcome to the site!  I'm sure you've already discovered that BP is a wealth of information and a treasure to new and experienced real estate investors.

I've investing in the Louisville area.  I have not attended any of the meet up's, since I reside out of state at the moment.  As others have stated, go and then make your own decision to regularly attend or not.  I hate the meetings that are built around selling something.  However, there are almost always someone to network with.

I have an offer going in on a property.  It is listed as a 1br/2ba.  The one bedroom is downstairs.  The upstairs has been converted to living space with 2 bedrooms and 2 smaller area's that could serve as an office/play room.  All upstairs rooms have low ceilings and my re agent stated they're not considered bedrooms due to non-conforming square footage, low ceilings.

Can I list this as a 3 bedroom to section 8?  Or will they only pay the 1br rent rate?
