 There is a lot of people on BP who have $20k sitting around including myself. The better approach will be breaking down the deal a bit vs being sarcastic about it to get investors attention when in their minds they think $20k = D class war zone

 OK. listed for 85,000. its a repo. if i would get it for 65000 and i figure i could do the repairs for roughly 10,000. id fund it with a regular home mortgage with 10% down. after i fix it up i figure it would be worth atleast 100,000. on a refinance i could pull roughly 35,000 from the bank. pay hard money with it. Hai Loc is that about how it would work right?

Im so ready to get in my property and get to work on it. Ive been searching more deals and i found one but i dont think i have to funds to get it. Anyone got 20 grand?

I guess to be able to find my own deals and list my own properties. I kinda think the same way with my construction experience. Three different businesses operating together, if that makes sense?

As a part time agent myself (still have a military commitment to fulfill) with a toddler, one on the way, and a working military spouse, I will say that it is only possible for me because:

  • My wife is super supportive of our goals and knows I may need a few hours on a weeknight/weekend to work a deal.
  • I am willing to take leave to serve my clients.
  • I get up before my family does and go to bed after my daughter does because that is the best time to get work done.
  • I ENJOY it.  If I hated it, there's no way I'd have the energy to keep going.  
  • My brokerage is totally online and while I have a local mentor and team, my only in-person commitments are to my clients.

Unless you want to transition to real estate full time, for whatever it's worth I'd say just get an investor-friendly agent.

 Thank you for sharing your experience. I definitely am considering this. I haven't found anyone here that is yet. i think my current agent is warming up to me, but she kinda just wants to sell her listings. She doesn't seem too interested when i say i want to look at these ones. This area doesn't have many investor friendly agents that I've found. Hence the interest.
