The one thing you need to really know is all the fees involved as an agent.

I will highlight some:

Online course - I believe I paid $300

Test - $60 if you fail, $60 again.

Processing your license - Around 300$

Realtor association - Around $800 a year (if you decide to be part of it)

Marketing costs - Depends on you

Brokerage monthly fee - some brokerages out there have it, not mine.

All of this is based in the state of Virginia, It is been a while since I paid all the fees so the numbers above are all estimates.

And I might be forgetting something.. if I come up with anything I will add it πŸ‘πŸ½

 Thank you for the info. The fees are going to be the biggest thing i think, but still not a problem.

I'm From Nebraska I Just bought a live in flip / house hack. I'm interested in a career in real estate and I was interested in other's experiences in obtaining their licenses to become an agent. How difficult is it? I have custody of my four kids and am working fulltime + in construction. Thoughts?

Looks like a deal to me. Here's the numbers on a 2 for 1 I bought. Congrats Man! I was easy on the income side though. I could get up to $3,000 a month.

$175,000.00 PURCHASE PRICE

An agent had a gun on her when someone tried this. boy had second thoughts when she pulled it out.

What made you interested in investing in this type of deal?

Future rental opportunity.

FHA. First time home buyer with part of the closing costs and down payment in a second loan.

 i only put 2500 into 175000 loan. possible to do it for less too but im in a hurry and had the money.

Yes. I Just did it. I knew it was a good deal. i paid higher but got him to do repairs so that i wouldn't have to out of pocket. ill only have 2,500 of my money into it. like 44% ROI.
