It all depends, what is your risk tolerance? Most people in the cash flow realm think its dumb to have something paid off and why save if you can invest smartly and limit the downside? It all comes down to if the money could be out there making more money than it would just sitting in savings or as equity in a property. You have to determine what amount of equity works for you maybe keeping properties 50% liquid or continue to pay down but save 20% for another down payment. Us married men are usually better off by starting with what our wives want, LOL.

It all depends on your lender but if permits need to be pulled then yes a GC is going to be your best bet. I'd be cautious if you are not a licensed general contractor and having that in the name. They will likely double check to make sure that your LLC or whatever entity is active.

@Robert Gresham google "real estate club homestead, fl" that will be your best bet to find someone local. There are local REIAs (Real estate investing associations) that are hubs for everyone in the investing space. We host one in Tampa here and you'll find what you are looking for. Find the hosts and identify the top 3-5 people in the room you should connect with that are doing this business FULL time.

@Tabia Augustin you're probably safe going to a local REIA club, try tbreia.com where you can meet a lot of local investors. In the past we have done a weekly walk through of a rehab to show the progress. You're likely to get a more hands on experience offering to be a project manager or assist with that. It might include doing some work, running errands and being at the property multiple times a week to give the rehabber updates. At a later point you might be able to negotiate a small % of equity for being involved once you've proven yourself. Just a thought...

Yes I sold one for 55k and somehow they got it to appraise as a new home around 140k+ that was about $100/sq. If its a single wide on its own land I'd like to buy in the 20-30k range, if its double wide on land not likely more than 55-60k if the ARV is there. You will have trouble finding traditional lender when flipping to end buyer on anything older than 1976 June (month matters) so we typically stay at 1977 or newer. @Sean Ridlon

@Otis Vance I was with Keller Williams for a year + and then we opened our own investment brokerage. If you're interested in general real estate they do have a good training program, if you want ANYTHING to do with investments, they are NOT a good fit. In KW you either join a team (and get killed on splits, or likely flounder on your own... they do NOT provide any leads (like we do) to their agents. We do have a split model and teach the retail side as well as the investment side and allow our agents to have equity in our fix and flips we do in house. We also manage rentals, wholesale and have funding available too. Let me know if you're interested in chatting more.

@Adrian Smude is the go to for Polk county. We do deals with him and he is quite knowledgeable about the area and contacts there, lets see if he has any recommendations. He is a buy and hold investors with experience holding in trusts and doing mobile homes too!
