@Christopher Bennett I love this story. It is this type of outside the box thinking that separates the average from the exceptional investors. Thanks for sharing.

@Jeffrey TownsendI'm quite familiar with the "student ghetto." Those definitely bring back some memories. I'm sure that area has seen an influx of people with all the economic development going on.

@Krista Walker what kind of price ranges are you seeing in your market.
@Nate Miersma it seems the cosigner route is a necessity in this type of rental. I'm sure that decreases your tenant pool, but also decreases the likelihood of damages to the rental.

@Jon W. that's a great tip about tax rates. I'll definitely factor that in. I liked the suggestion from the podcast about sending in a cleaning lady as kind of your eyes on the ground.

@Jeffrey Townsend I lived there many years ago. Is the student housing market holding up well there? I lived in the Knollwood neighborhood in the late 90's.

So the podcast on student housing purchasing really interests me. I'm wondering if anyone has any advice on the market in Michigan for this type of investing. It would seem the Ypsilanti, Mt. Pleasant area would be good options for this.
