I thought about that, but would a mini-split system be cheaper? There's 3 bedrooms and an office. The kitchen, dining room, and living room are all connected with a mostly open floor plan.

Quote from @Rick Albert:

I had a client replace an AC unit at $13,500 for a roughly 2K square foot place in Westlake Village. And this HVAC installer typically has some of the best prices in the area (been working with him for over a decade).

Thanks Rick! Would you mind passing on the name of the HVAC contractor?

Quote from @Bruce Woodruff:

By HVAC, do you mean a new Furnace/air-handler, an AC condenser, or both?

Both would run you maybe $8k ish installed...I think 3 ton is about right.

Thanks. The unit is 17 years old, so probably all needs to be replaced. Possibly one of the ducts is undersized too and needs an upgrade.

Does anyone know what should be a typical cost for an HVAC replacement in the LA area for a 1600 SF property in Culver City? 'm guessing it would be a 3 Ton unit, but not sure.   Any recommended models and installers? Something reliable that meets all CA requirements, but high end features not needed.

Thanks!

Does anybody have a trustworthy and reasonably priced handyman you can recommend? Also an appliance repair company? I have a house in Culver City and my property manager keeps getting exorbitant quotes. Thanks! Jeremy

Thanks for all the awesome info! Can you explain how the new tax bill's limitation of business financing interest deduction to 30% of earnings applies to rental property mortgages?
