House hacking is how I got my start with an all in investment of $5,149. I would recommend house hacking to anyone and everyone thinking about getting started in real estate.

I personally do not think that there is a crash coming. That being said all markets are different and some will likely be hit harder than other's in the next year or so. In my market specially, you can feel that things have shifted however there are still home selling for over asking in the first weekend even with current interest rate. While the market will likely continue to soften as rate continue to rise I do not for-see a crash like 2008 anytime soon.

Hi David,
The Numbers seem a little tight to work as a rental. You mentioned that the insurance would just to 500 a month after you move, would that increase the 1830 or is that number already taking the increase into account.
The biggest question that you need to ask yourself is if you didn't already own it, would your purchase this house to use as a rental property? If the answer is no I would sell, if the answer is yes I may hold onto it.

Hi Glen, So are the current tenants month to month? If they are I personally wouldn't have them sign in order to allow more flexibility when selling your Condo to potential owner occupants. Just my two cents. Good luck with the Condo!

Hi @Angel Rae Whitney. In my opinion the best place to start would be to start working on the things that you can control. Work on fixing your credit, creating some savings for a down payment and building a work history to help you qualify for a loan. I hope this helps and good luck with your investing!
