I’m curious to learn more about hard money lending. I know nothing about it. Wanting to know roughly how much do I have to have to be able to lend out to investors? Also how much of a chance is it that I can potentially not get the money back from the person I lend to? 

I live in Phoenix. I am a homeowner looking to buy a rental property. Im saving currently for the purchase. Is it worth buying a townhouse or condo to rent out? I see lots of them for sale which kinda makes me think they may not be a good rental property.

What does analysis of properties actually look like? What does it entail? Want to own multiple properties but want to do it the right way.
