I do the same. On every Purchase and Sale Agreement I insist it be filled out completely, including the seller's information. I would not try to bypass the agent to negotiate with the seller but I have contacted the seller just to verify they got my offer. The percentage of unethical real estate agents is probably the same as unethical people in any profession - too darn many.

I’ve owned mobile homes as rentals for 20 years and have sold some on contract.

My analysis shows that the initial investment was a fraction of what a similar sized stick built property would have cost, the rent received has been virtually the same, the upkeep/maintenance is not an issue if you keep on top of it.

I should mention I made enough cash to purchase them all by flipping mobile homes in parks - another area most investors are not aware of :)

I’ll be all for it as soon as our communist government also regulates my expenses such as property taxes, maintenance, and management fees.

Of course they have to stop treating landlords like evil, money grubbing rubbish and tenants like victims.

They also have to put price controls on gas and steak.

If all the rentals are full of folks that can only afford the lower rung of housing the people with higher incomes will end up homeless!

Workshops/classes at places like The Home Depot; YouTube; watch contractors work at your first few jobs; read directions :); get out there and try the best you can!

I’ve purchased many mobiles in parks to flip without paying the back space rent.

The former tenant owes the money and the mobile is chattel, not collateral.

I’ve also purchased many mobiles in parks without the approval of the management. Hint - you have to ‘qualify’ to LIVE in a park but you Don’t have to ‘qualify’ to OWN a home in a park.

If you handle it correctly the park will most likely do business with you again.

There are a lot of fine points to being successful in the mobile home business that don’t exist in regular real estate.

The fact that most investors don’t ‘get it’ and will never bother to learn has kept the business extremely lucrative for the few of us that have figured it out :)

Visit any decent park and obtain a copy of their rules and regulations.

Use them as a guideline for your property.

Enforce them fairly and precisely. You’ll keep your property decent.
