Hey all. New to the forums. Newish to real estate. Living in Indianapolis for about a year and a half now.
My wife and I have bought 4 homes, 3 of which have been sold. Did the house hacking thing in Montana. Did the Airbnb thing in Virginia. Did a flip thing in Central Indianapolis. Now we have a property in Broad Ripple Indianapolis that will end up being a rental.
We're not far off from finishing the current project. Doing nearly all of the work ourselves.
What I am specifically looking for for is a mentor who's involved in creative acquisition of real estate. Someone who has a good grasp of putting together win-win deals with prospective sellers and realtors.
Right now I am just seeing if there is anyone out there who might be willing to take me under their wing a little bit and teach me some of the methods they've found successful. I'm sure whatever scenario we come up with will be beneficial for both myself and my potential mentor.
A little about me. I'm 40 years old, spent most of my adult life in construction. Will be pursuing both my realtors license and home inspection certification within the next 3 months. I've set a few reasonable goals for myself for the next 2-5 years.
if anyone has any ideas on where to find mentors in this industry, I'm all ears! Thanks everyone.
Hi all. My partner and I have bought a few homes now. Flipped one, fixing two other up right now.
context of our experience- we bought our first home in Bozeman Montana. We lucked out big time. Bought on the heels of covid. Yellowstone show was taking off. A couple big-time development projects has recently gone underway (expansions of hyper-wealthy member clubs)
we're looking to expand into a couple new markets, but we are entirely open to other locations.
So I guess my questions are...
1-is there a hands-down, by-the-numbers, best location in the US to invest in 2025? Strong mid-long term rentals, with a reasonable flip option?
2- are there specific markets to look for if one is looking to get into a pre-boom market? Somewhere you might take a loss for a year or two, but has strong 5-10 year potential. Do I have to rub elbows with Elon to get insider development info?
is there a particular formula that takes all manner of factors, (employment growth, corporation development news, barrier to entry, rental rates, wage growth, etc) into account and spits out an "invest in city X" answer?

Hey there. My wife and I are new to Indianapolis, but we're getting into investing now. We're closing our first fixer at the end of this month, and might be closing on another a few weeks later.
We are using Beau Matlock. I really cannot speak highly enough about him. He seems to be well connected and has an extensive client base.
My wife and I have bought and sold a few homes now, and have dealt with a handful of agents...Beau is absolutely stellar.
