Good evening BP,

I have been looking into getting a condo in the Miami, Florida area that I can STR. If anyone on here has one, I'm wondering how well these units do throughout the year?

I’m currently looking at 2 bed, 2 bath units with a view for hopefully $400,000-$500,000. Similar units seem to rent out at $3000-$4000 a week on AirBnB. But that’s during the winter. What I can expect for vacancy and rental pricing through out the whole year? Also how much would you say you spend for cleaning staff through out the year?

Any information would be greatly appreciated. I would need to really crunch the numbers before I put an offer in. At first glance even with high HOA fees it seems like it can do well. But I definitely need to know for sure before I go any further with this. Thank you in Advance.

Is the furnace a one stage or two stage furnace? If it’s a two stage furnace, is the thermostat two stage? If not that second stage may not be turning on.

I would definitely have an HVAC professional asses the furnace before going crazy with insulation. He will verify all stages are running, verify proper gas pressure, verify proper air flow and also can determine btu capacity you have vs btu capacity needed for the space.

For a two bed one bath, you really shouldn’t need that large of a furnace.

I was wondering what everyone’s thoughts were on the best cash flow cities for real estate through out the country.

I currently live in Rochester,NY. Although it’s not necessarily landlord friendly and the taxes are high. From what I’ve seen it’s a good city for cash flow due to a lower cost housing market.

I am thinking about moving and would like to find a market with a similar or better cash flow for single family and multi family real estate. Looking more out west and down south!?
